Management agreements are typically 5 to 10 years, with performance review clauses at year 3. We prefer longer agreements because the real value of professional management compounds over time — but we are prepared to negotiate performance exit rights for owners who want protection if targets are not met.

What happens during the transition from a previous operator?

Accepted Answer

We plan transitions over 60 to 90 days. Our pre-transition team conducts a full operational audit, meets key staff, reviews all supplier contracts, and prepares a day-one operating plan. Transitions happen without closure — guests check in throughout. We have completed over 20 management transitions without operational disruption.

Do I retain ownership of the property under a management agreement?

Yes. A management agreement is a service contract — Compass operates your hotel on your behalf in exchange for a fee. You retain full ownership of the asset, the real estate, the fixtures, and the FF&E. We are your operator, not your partner in the investment sense.

Which Compass brand will my property operate under?

Accepted Answer

We evaluate brand fit based on the property's star-equivalent quality, its location, its competitive set, and your guest profile. In some cases, we recommend Compass Collection (our soft brand) if the property has a strong independent identity worth preserving. Brand selection is a collaborative decision.

How does Compass manage revenue and OTA distribution?

We have a central revenue management team that serves the entire portfolio. Your property benefits from group-negotiated OTA rates, GDS connectivity, and a central reservations channel. Rate strategy is set by the revenue management team in consultation with the on-property GM and reviewed monthly.

What reporting will I receive as an owner?

Accepted Answer

You will receive a monthly owner pack covering: P&L vs. budget and prior year, RevPAR and ADR vs. STR competitive set, forward booking pace, and a 90-day outlook. We also provide quarterly strategic reviews. We do not hide underperformance — if a property is below target, we tell you why and what we are doing about it.

Can Compass manage a hotel that needs capital investment?

Accepted Answer

Yes. We work with owners to develop a capex plan alongside the management agreement. We can manage a phased renovation without closure — in many cases, we structure a soft refurbishment during the first year of management to reposition the property without the revenue gap that a full closure would create.
